How will you market our property?
The primary focus of our leasing service is to find and secure the most suitable tenant for your property. We provide internet, print and relationship marketing to ensure that we attract the best enquiry and have a choice of quality tenants for you to choose from. Our prominent For Lease boards are ideal for properties in high traffic locations to maximize enquiry.
How long will it take to find the right tenant?
In most cases, we are aware of the availability of the property 4-5 weeks prior to the property becoming vacant. Depending on the time of year and market conditions this period of time is usually more than adequate to locate the most suitable tenant. However some properties may be unique or above average in price and may therefore require exposure and promotion beyond this time.
Do you give out keys?
Absolutely not! Our leasing service is personalized to ensure that prospective tenants are escorted through your property at a mutually convenient time, giving us the opportunity to explain the features and benefits and obtain feedback from our customers.
Unlike other agents, who provide prospective tenants with keys upon producing a licence or small deposit, our system ensures that your property is secure after each inspection and we have the best opportunity to promote your property and secure the most suitable tenant. We also conduct "open house" inspections when appropriate, obtaining photographic identification from all prospective tenants before entry is permitted.
Does the tenant pay a bond?
Yes. A bond, also known as a security deposit, is payable by the tenant prior to commencement of the tenancy. The amount of the bond is usually equal to one month rental, however where the rental for the property exceeds $350 per week or the property is the owners' principle residence, a higher amount can be requested.
A detailed condition report is prepared as part of this process, together with internal and external photographs to ensure that all aspects of the condition of your property are recorded, for the protection of you and your tenant.
How are repairs dealt with?
We will arrange maintenance, repairs and capital works for your property in accordance with your specific requirements and instructions. We use trades people who are licensed, insured and competitively priced to maximize your benefits and minimize expenses.
Our regular inspections, conducted after the first three months of the tenancy and every six months thereafter, are specifically designed to identify relevant maintenance issues and assist you in resolving them.
We invite you to attend these inspections if you are available and also provide you with a detailed report, together with digital images, for your information and interest.
When do I receive the rent?
Most tenants pay rent each calendar month in advance, unless alternative arrangements have been agreed to. We have several convenient payment options available to tenants, including B- pay, direct debit, internet transfer and credit card payments.
Your funds are disbursed electronically into your nominated account, to ensure that you receive your rental monies immediately upon clearance of funds. A statement of disbursement is provided by email for your convenience.
Can I view my property details online?
Yes. Our secure Online Agent service allows you to manage many aspects of your property portfolio online. We have a zero tolerance policy to rental arrears. If rent is more than one day late, our system allows us to immediately address this with the tenants and keep you informed of the situation every step of the way.
